"The Sunset" is three names on the Planning map, not one. The Department's 37 named neighborhoods include Inner Sunset, Outer Sunset, and Parkside as separate places (SF Planning). A Sunset property tax appeal that treats a sale near Golden Gate Park as interchangeable with a sale near the ocean is mixing markets the city itself bothers to tell apart.
The county rules are the San Francisco hub. This page exists because west-side geography is the comps error, not because we have a Sunset median to quote. We do not. AppealKit is a flat-fee tool, not a law firm.
Inner Sunset, Outer Sunset, and Parkside are not the same comparable set
Inner Sunset sits against Golden Gate Park and the UCSF / Irving Street edge. Outer Sunset runs toward the ocean on the west-side grid. Parkside is its own name south of that grid. Those are notification neighborhoods with no claim to be "official boundaries" — Planning says San Francisco neighborhoods have none — but they are the city's own way of saying the west side is not one blob.
For comparable sales:
- Match the named neighborhood first, then the property type. This side of the city is mostly houses on a residential grid, with more condos toward Inner Sunset commercial strips. A house is not a condo comparable.
- Do not pull Richmond sales "because both are west of the park." Planning splits the Richmond too (Inner Richmond, Outer Richmond, Seacliff). Golden Gate Park is a real break in the fabric, not a rounding error.
- Distance to the park, to the commercial strips (Irving, Noriega, Taraval), and to the ocean changes demand. Adjust for it; do not average it.
- Time to January 1. Sales more than 90 days after the lien date are inadmissible (BOE FAQs). Informal review: no sale later than March 31 (apply for a decline-in-value).
Publication 30 wants physical similarity and adjustments, including lot and location attributes (Publication 30). A sand-lot west-end house and an Inner Sunset house near the park can share a bedroom count and still fail that test.
What you file is still citywide
Informal review (January 2–March 31, qualifying residential types), formal BOE-305-AH (July 2–September 15, $120), FY 2026/2027 close of September 15, 2026, pay December 10 and April 10. Details: how-to and deadlines. Sunset owners do not get a west-side Board.
Longtime Proposition 13 base years out here are often already below market. The people who should run the grid are recent buyers and anyone whose Proposition 8 reduction was restored. The free check is the January 1 math, not a neighborhood ranking.
FAQ
Is Inner Sunset a valid comparable for Outer Sunset?
Planning lists them separately. Start in the same named neighborhood. Crossing the name is a similarity problem (sfplanning.org; Publication 30).
Can I use Richmond comps for a Sunset house?
Not as a first resort. Planning names them separately, and the park sits between the grids.
Is there a Sunset-specific appeal deadline?
No. Same September 15 regular window as the rest of the city (sf.gov AAB).
Do I need different evidence for a Parkside house?
Same method, tighter geography. Parkside is its own Planning name; treat it that way when you pick sales.
